Thanksgiving, Terravita, and Thank-You Pies
November always reminds me how special this community is. Terravita began home sales the day after Thanksgiving back in 1993, and I’ve had the privilege of serving this area since those very early days. Hard to believe it’s been more than 30 years.
I’m grateful for this community and for the families who have trusted me and supported my family over the years. It’s been one of the great joys of my career to walk this journey with you.
And like every year, if you’ll be in town for the holiday, I’d love to treat your family to a Thanksgiving pie. Please stop by and say hello — it’s one of my favorite traditions.

1. Terravita Market Update

Even with the recent rate drop that many people are talking about, Terravita stayed unusually quiet most of the month. Foot traffic was light, calls were slow, and it honestly felt like everyone took a deep breath at once. Yet despite that quiet, eight homes still went under contract, and we saw a little flurry of activity right at the end. That’s Terravita. Our buyers don’t line up based on mortgage rates; they move when the stock market and confidence move, and when the right home comes along. And when they see value, they still act — even in calm months like this one.
And for those who couldn’t make the market update event with Tina from the Cromford Report, below are a couple of the big-picture points we shared about where our market stands and why it continues to behave differently than the broader Valley.

• Balanced but selective market — and Scottsdale North is still its own animal.
Inventory has normalized from the wild days, but demand remains steady and values are holding. Lifestyle-driven buyers still move for the right home — not headlines.
• Low sales count ≠ low demand.
We’re simply back to a normal, healthy pace after the 2021 sugar high. The great homes still get great results; the rest need thoughtful pricing, prep, and storytelling.
• Presentation & momentum matter.
Buyers are choosier, and homes that show well and hit the market positioned correctly still win quickly and at strong numbers. Preparation is a strategy, not a chore here.

What I’m watching now: whether this late-month activity continues into seasonal momentum. If it does, we may see motivated buyers move early instead of waiting for spring. Those of you I suggested we wait until Spring, both Tina and I expect a good spring market this year. If the year does end up strong, that only helps us this Spring.
Tip of the Month: The right lot still outperforms the right cabinets. We saw it again this month — a home with a standout location and views won out over a nicely updated one. In Scottsdale North, position is still king.
