When life events conspired against us, we regrettably arrived at the difficult decision that it was time to sell our family’s winter retreat located in Terravita in North Scottsdale, AZ. When my wife and I decided to sell our Terravita home, we spoke with several agents we had known/met over the years – including Scott Gaertner. Of all the agents we spoke to, only Scott and his team demonstrated the Terravita-specific depth of knowledge and marketing acumen we were looking for. But, to be honest, we still weren’t convinced because (as Canadians) we were concerned about listing price and had heard about agents listing at lower than market prices to make the sale. While Scott was willing to share the latest market price/sq foot, he was reluctant to give us his recommended listing price up front. Instead, he wanted to go thru a thorough evaluation of the property and really assess the relevant comparables. When my wife and I decided to put our Terravita home on the market last winter we interviewed several real estate agents in December. I had heard about Scott being a very popular and expert agent for the Terravita and the North Scottsdale area. I also had heard about some other agents and talked to them. as well. It is no small task when you decide to sell an unprepared house from another country in a COVID-19 pandemic. As you will see in the video testimonial below this one, Tony Sparks called me because I had just sold his neighbors home for the full price very quickly. The subject of this testimonial video came after Tony Sparks story came out in the newspaper but this time the seller didn’t call me his real estate did! Scott did a great job selling my home in February 2012. The date is important because in a very depressed market, one of four worst in the US, Scott secured a sale in one day with back up offers. This wasn’t an accident or luck. Scott had a strategy from the start, managed every aspect of the preparation phase and worked hard to secure an over asking price offer on the first day the house was on the market. The offer had the distinction of being the highest price for this model and highest per square foot of all models in the complex for the previous 3 years and continues to be a year later (February 2013). Scott had originally recommended a higher listing price but again, because of market conditions and my need to move quickly, i asked for a lower asking price. Interestingly, the final selling price was exactly what Scott had recommended as the listing/negotiated price before i asked for a lower listing price. Scott was also invaluable at accessing his large network of high quality suppliers to assist with all those preparation tasks like staging, packing up clutter, small etc. This made the whole process so much easier not to mention less painful. Most importantly, when coupled with an effective, localized strategy, it made the final sale a forgone conclusion. Most surprising of all was his continued work well beyond the closing. He clearly had nothing to gain as i was moving out of state and due to some medical issues would never be moving back to AZ so future sales to me were not a consideration yet his commitment never wavered.
