It was so great to see everyone during our annual pie giveaway. This event is always a highlight of the year for me. For some, it’s the only time we get to catch up face-to-face, and for others, it’s the first time we’ve met in person. Sharing this tradition with you all makes me truly grateful for this amazing community. Thank you for stopping by and letting us show our appreciation!
Terravita Market Update
Terravita’s market activity this month saw slight declines across most categories compared to last month. The number of contracts accepted, number of closings, average price per square foot, and both the highest and lowest price per square foot were all down slightly. The only exception was an increase in the number of active listings. :/ While these changes aren’t huge, they do reflect a softer market heading into December and January, which we anticipate may trend slightly lower again.
As I mentioned going into this fall, this market wasn’t going to be a market for the meek. Sellers who needed to move priced aggressively and found success. One seller took this advice to the extreme, pricing their home about $200,000 below market value! I met him for the first time at Pie Day and asked why he priced so low. His response… “I didn’t need the money.” That’s a new one for me—and I wish he’d called me first, because I would’ve bought it myself!

As the chart above shows, Scottsdale North now has the highest months of inventory we’ve seen in quite a while. This shift isn’t limited to our area—it’s part of a larger trend across the Valley. Around 30 ZIP codes, including parts of Apache Junction, downtown Phoenix, central Glendale, and Scottsdale, saw home price declines in the third quarter. That’s up from 20 neighborhoods in the second quarter, signaling a broader softening of prices.
With the presidential election behind us, there’s hope for some stabilization in the market. Historically, times like these have often turned out to be excellent opportunities for buyers. A year from now, we may look back and realize this was one of those moments.
