1. Terravita Market Update

Is the Election Season Spooking the Real Estate Market?
The real estate market seems a bit spooked lately, and many folks are pinning it on the looming “end-of-the-world” election. This one does feel different, and maybe there’s something to it.
Terravita didn’t have a terrible month; we saw 9 contracts accepted, though 3 of them ended up canceling—which is very unusual. And it wasn’t for the usual reasons. Buyers are definitely feeling skittish; one even told us they’re holding off until the whole election cycle is over—just not willing to roll the dice right now.
Prices were down across the board, but with only 3 closings, the numbers don’t mean as much as the fact that there were only 3 closings at all in October. That alone says plenty about where things stand.
Of course, it’s not all election jitters. The market’s been acting a bit off for a while now. If you’re curious about how past elections have affected real estate, check out my article in this month’s Scottsdale North Newspaper. It’s got some fun historical insights that could make for great conversation at your next cocktail party!
A Valley-Wide Look: Cromford Market Index
But let’s talk big picture. We look to our trusty Cromford Market Index to get a feel for the broader market.

As you can see, nearly all of the Valley’s biggest cities, including Scottsdale North, saw a slight dip in the seller’s advantage. It’s nothing dramatic, but the trend is there.
As we watch how the market and election season unfold, one thing’s for sure—there’s never a dull moment in Scottsdale North real estate! And speaking of exciting things, stay tuned for some big news about Scottsdale North Park (Ashler Hills). It’s been a long time coming, and I can’t wait to share the latest updates with you soon. Until then, if you have any questions or just want to chat about the market, I’m here to help!

We just wrapped up a new video on the park grounds, giving you an up-close visual update with the City of Scottsdale’s Nick Molinari. Amazingly, we filmed this exactly 5 years to the day since our first video, where we rallied the community to attend a town hall and let the city know—we needed our first park here!
