Several news stories have come out lately, both locally and nationally, projecting the Phoenix real estate market will be the strongest in the country in 2017 for both sales activity and price growth. This is big news for a market that experienced one of the largest crashes back in 2007. Of course, you have to take all of this with a grain of salt. If you remember, I posted a couple of stories last week that said we should get ready for the real estate bubble to burst again . . .
But conditions do seem to be promising. Whether you are on the fence about buying or selling your home, 2017 may be the best year for Phoenix real estate that we have seen in a long time. We will continue to keep you informed as more statistics and articles come up.

Terravita had a slightly below average month with just 8 homes going under contract. As I ran the numbers, my initial reaction was dissapointment but then I remembered the election! More so than I can remember, people felt the consequenses were dire no matter which way the election went. Given the discomfort in the country, it was probably a good sales month. And no matter how you feel about the election, those interested in real estate should probably feel optimistic. After all the new president is a real estate broker!
Speaking of optimism . . . I am just going to throw this out there as food for thought. Most of my readers are smarter than I am anyway, so I figure my job is to give you the information and let you do with it what you will. So here you go: Over the last couple of months, I have heard rumblings of a real estate bubble popping again. Nothing big, and nobody sticking their necks out very far, but who knows. Happy 23rd Birthday Terravita! For those of you not familiar, Terravita’s first day of record breaking sales began the day after Thanksgiving in 1993.
I find it very ironic that Terravita’s anniversary falls within the same week as Thanksgiving as I am thankful every day for this amazing community and the even more amazing people that live here.
For the past 23 years, I have continually searched for new and better ways to showcase Terravita’s amazing amenities. Technology sure has changed over the last 2 decades. Below is a link to my latest attempt to give the rest of the world a glimpse at what we all see and love in this wonderful community. Below is the largest reason the November 1st Terravita Market Update is being brought to you on November 2nd instead of the 1st:
Lindsay and I both have young kids who were busy trick or treating (These are Lindsay’s kids. I got home too late to get a decent costume picture of my kids.)
The Terravita real estate market had an average October in terms of sales with 8 homes going under contract. In fact, we had the same number go under contract in October 2015 with about 30 homes on the market for sale then too. BUT . . . average is good. In 2014, we had 30 homes on the market and only four homes went under contract. So, eight is plenty to be happy about!
If you have been wanting to move up to a larger home in Terravita, there is also plenty for you to be happy about too. Of the 34 homes on the market today, 11 are over $800,000 and 4 of those are over $1 million! This year you have some choices.
Speaking of being happy . . . our regular readers know we don’t use this forum to brag or talk about our team very often, but we are busting at the seams with pride as we were recently presented two prestigious awards.
In last month’s edition of Phoenix Magazine, we were awarded the Five Star Professional Award. We are particularly proud of this award because the only way to receive this award is to be nominated by a past client. We don’t even know who nominated us, but thank you!
Then on October 27th at the Phoenix Real Estate Mastermind Summit at the JW Marriott Desert Ridge Resort, Scott was recognized as being one the “100 Most Influential Real Estate Agents In Arizona”.
The Real Estate Executive Magazine conducted a comprehensive analysis of the leading real estate companies in each state to come up with the list of awardees all over the United States. The companies stated goal is to “seek to recognize and celebrate the service, dedication, and hard work that real estate agents put into building their companies and serving their clients.”
Needless to say, we are humbled by the recognition and will continue to try and make you all proud by representing you and your referrals to the highest level offered.

While not a huge month, the Terravita market had a good August with 5 homes going under contract. We are still below our annual average sales but we look much better than we did a couple of months ago.
