Just like a quiet Day after New Year’s morning, our real estate market has been taking a gentle, leisurely pace this month. Not many sales, not many closings, but plenty of time to enjoy our beautiful community and the crisp winter air. Let’s cozy up with a warm cup of something delightful and chat about this month’s happenings. (If you made some poor life choices over the weekend, perhaps substitute for a Bloody Mary instead)
First off, sales activity has been as slow as a relaxed Tuesday brunch, with only 4 contracts accepted. It’s like our market decided to take a little nap under the winter sun. And yes, the average pricing per square foot is tiptoeing downwards, sneaking just below our yearly average like a playful cat.
Now, I know some might see these numbers and think, “Oh, is this slow Fall trend continuing?” But hold on to your hats, as you will see I discussed in my January article for the Scottsdale North News, I have a hunch that this spring will bring a colorful reversal, much like the first blooms of the season!
Let’s talk about a particularly interesting slice of this month’s pie – a notable sale. Picture this: a fantastic golf lot with great mountain views, selling below the community average. “How could this happen?” you might wonder. Well, it seems to be the result of an estate sale managed by an agent not quite familiar with our unique slice of paradise.
I don’t know anything about this particular situation, but we see this happen. Imagine being an out-of-state family, suddenly in charge of selling a home in a place you may hardly know. And you likely have only bought or sold a couple of homes in your life. It’s like being asked to bake a pie without a recipe! These families often find themselves a bit lost, trying to navigate a market they’re not familiar with, and end up choosing an agent who may not understand the special recipe that makes Terravita so desirable – especially a location with such stunning golf and mountain views.
But, like a cloud with a silver lining, there’s good news. As it often happens, our team had the ideal buyer already lined up. We helped her spot this hidden gem, leading to a fantastic purchase. While it might not have boosted our community’s pricing trends, rest assured, the addition of this new neighbor is a true blessing that will enrich Terravita for many years to come.
