1. Terravita Market Update

Well, well, well, guess what? October’s rolled in, and the weather’s decided to play nice. After sweating through what felt like the most sizzling summer we’ve ever seen, this is a breath of fresh air! But, let me give you the heads-up: with October comes the bittersweet news of our beloved golf courses taking a breather for overseed. Talk about a buzzkill!

Now, let’s talk shop about Terravita. As expected, September took it slow – kind of like that lazy Sunday vibe. Only a handful of homes went under the deal umbrella. But don’t let that fool you! The inventory’s ramping up, and this might just be the calm before the storm of sales we’re anticipating – well, at least until the thermometer decides to go bananas again. And hey, with just four homes wrapping up their sales, crunching an average might seem iffy. But did you see that? $491 per foot! Now that’s something to cheer about.

Hang tight, folks! The 15th of October is just around the corner, and that’s when our fall season kicks off in full swing. So if you’ve got your eyes on the real estate game, gear up because things are about to get exciting!

Hey, remember that July Newspaper article I wrote about Grace? You know, the brave soul who took a leap of faith with the whole “We’ll buy your home for Cash AS IS” gig? But here’s the quick and dirty: it started off all sunshine and rainbows but turned out to be a bit of a roller coaster. Imagine being her in a tough spot, and the process beginning in the mid $800 thousands. Then signing an agreement in the low $800’s, and at the very last minute having a curveball thrown your way, dragging it down to the $700’s.

But hold onto your hats because here comes the twist! Our team jumped into action, listed Grace’s home, and guess what? Sealed the deal, and it closed in September in the dazzling $900’s! And that’s not even the cherry on top. Grace has now nestled into an absolutely dreamy home, closer to her family. Talk about a fairytale ending, right? We live for these moments!

3. Fall & Winter Rental Available

Our MLS has what I consider to be THE WORST format for seasonal rental listings. The format itself makes it very difficult to tell what is available, but most of the agents compound the problem by not changing the status when the homes rent. Apparently, this gives them more calls and some of those callers are buyers.
