Several news stories have come out lately, both locally and nationally, projecting the Phoenix real estate market will be the strongest in the country in 2017 for both sales activity and price growth. This is big news for a market that experienced one of the largest crashes back in 2007. Of course, you have to take all of this with a grain of salt. If you remember, I posted a couple of stories last week that said we should get ready for the real estate bubble to burst again . . .
But conditions do seem to be promising. Whether you are on the fence about buying or selling your home, 2017 may be the best year for Phoenix real estate that we have seen in a long time. We will continue to keep you informed as more statistics and articles come up.

Terravita had a slightly below average month with just 8 homes going under contract. As I ran the numbers, my initial reaction was dissapointment but then I remembered the election! More so than I can remember, people felt the consequenses were dire no matter which way the election went. Given the discomfort in the country, it was probably a good sales month. And no matter how you feel about the election, those interested in real estate should probably feel optimistic. After all the new president is a real estate broker!
Speaking of optimism . . . I am just going to throw this out there as food for thought. Most of my readers are smarter than I am anyway, so I figure my job is to give you the information and let you do with it what you will. So here you go: Over the last couple of months, I have heard rumblings of a real estate bubble popping again. Nothing big, and nobody sticking their necks out very far, but who knows. Happy Birthday Terravita!
Happy 23rd Birthday Terravita! For those of you not familiar, Terravita’s first day of record breaking sales began the day after Thanksgiving in 1993.
I find it very ironic that Terravita’s anniversary falls within the same week as Thanksgiving as I am thankful every day for this amazing community and the even more amazing people that live here.
For the past 23 years, I have continually searched for new and better ways to showcase Terravita’s amazing amenities. Technology sure has changed over the last 2 decades. Below is a link to my latest attempt to give the rest of the world a glimpse at what we all see and love in this wonderful community. November 2, 2016 Terravita Market Update
Below is the largest reason the November 1st Terravita Market Update is being brought to you on November 2nd instead of the 1st:
Lindsay and I both have young kids who were busy trick or treating (These are Lindsay’s kids. I got home too late to get a decent costume picture of my kids.)
The Terravita real estate market had an average October in terms of sales with 8 homes going under contract. In fact, we had the same number go under contract in October 2015 with about 30 homes on the market for sale then too. BUT . . . average is good. In 2014, we had 30 homes on the market and only four homes went under contract. So, eight is plenty to be happy about!
If you have been wanting to move up to a larger home in Terravita, there is also plenty for you to be happy about too. Of the 34 homes on the market today, 11 are over $800,000 and 4 of those are over $1 million! This year you have some choices.
Speaking of being happy . . . our regular readers know we don’t use this forum to brag or talk about our team very often, but we are busting at the seams with pride as we were recently presented two prestigious awards.
In last month’s edition of Phoenix Magazine, we were awarded the Five Star Professional Award. We are particularly proud of this award because the only way to receive this award is to be nominated by a past client. We don’t even know who nominated us, but thank you!
Then on October 27th at the Phoenix Real Estate Mastermind Summit at the JW Marriott Desert Ridge Resort, Scott was recognized as being one the “100 Most Influential Real Estate Agents In Arizona”.
The Real Estate Executive Magazine conducted a comprehensive analysis of the leading real estate companies in each state to come up with the list of awardees all over the United States. The companies stated goal is to “seek to recognize and celebrate the service, dedication, and hard work that real estate agents put into building their companies and serving their clients.”
Needless to say, we are humbled by the recognition and will continue to try and make you all proud by representing you and your referrals to the highest level offered.

My regular readers know that the Terravita real estate market is changing and has seen a very unusual sales year so far in 2016. But we should all feel somewhat optimistic based on a good sales month in September. That is a good sign as the fall listing season begins today. Look for inventory to increase significantly this month and moving forward.

While not a huge month, the Terravita market had a good August with 5 homes going under contract. We are still below our annual average sales but we look much better than we did a couple of months ago.

For those of you who are smart enough to be out of town right now, you should know that monsoon season is in full swing this week. Not just the humidity, but the wind and rain too, which has cooled things off a bit . . .
In spite of the heat and humidity, Terravita continued its unusual trend of strong summer sales with 8 homes going under contract this month. When you combine that with the amazing May and June sales, you have a tremendous summer that will hopefully continue through August and become a springboard for the Fall. To give you a feel for how unusual this is, below is a chart showing the combined sales from May through July from the last few years.

Terravita road work is crazy!
For those of you not in town, you should know that we got some weather the last couple of nights, and today we shouldn’t even hit 100 degrees! Yee ha!
The Terravita real estate market followed up a monster sales month in May with another great month in June. 28 total sales for those months really is amazingly good. With lower inventory available, the insane road construction, and oppressive heat that will return, we shouldn’t expect another double digit sales month in July. But you never know and I hope I am wrong!

Terravita finally had the double digit sales month we have been waiting for. Yee haw! 17 sales is good in any month, but it is particularly good for May. Let’s hope things keep moving as the thermometer goes up!!!

Thank you to those of you who came to the market update event last week, and for your kind feedback. We really enjoyed it too and it was great seeing many faces we had not seen for a long time. We need to do more events like that.
While his message shocked me a little bit I thought Mike Orr did a great job bringing us up to speed on the North Scottsdale market as it exists today. He was kind enough to allow us to share his power point presentation. If any of you would like a copy, please just call or send us an email.
As to the Terravita real estate market, both sales and closings were on the low side of historical averages in April. Not huge low, but low. As Mike discussed at the market update presentation, this could be the new norm. Terravita has not had much competition from the new home builders for many years. We shall see the way it all shakes out over time.

The Terravita real estate market was a bit slower for the month of March than we had hoped for, but most indicators on a local and national level look rosie going forward. Here are some interesting statistics:
- Housing prices continue to climb at more than twice the rate of inflation. This is driven by low inventory levels and a surge in new home builds.
- Phoenix reported an annual 6.1% in January 2016 year or year price increase versus 6.3% in December 2015, ending its streak of 12 consecutive months of increasing annual gains.
- The median sales price has climbed to $234,850 in the Valley, up almost $10,000, however this is driven substantially by new homes with higher prices selling in the Phoenix-area and pushing up the region’s overall median.
- Employment levels are finally at their pre-recession levels. Over the past 12 months, Arizona’s work force has added 79,000 jobs, or 3% growth.
- Phoenix was in the top 5 US cities for population growth, adding more than 87,000 residents in 2015.
- New home sales rose 38.5% in the west. This is driven by first time/entry level buyers and a significant growth in retiree demand. Builders nationwide have developed products geared toward these two types of buyers.
- Arizona leads the country in the number of second homes with over 118,000
- Demand from foreign buyers is weakening with a strong U.S. dollar and rising home prices.

Wow. How about this weather!? Whew. March came in like a lamb this year. (Unless you are in my hometown of Chicago. Heh heh heh)
February sales in Terravita were a bit of a disappointment this year. Even with the extra “Leap” day, Terravita only managed to muster 8 homes going under contact. Because sales were slower, the Terravita active listings count has risen to a level we have not seen for quite a while, with 46 homes on the market this morning. But not to worry, last February we had only 7 homes sold and March had a whopping 22!!
Scott note: I recently realized that for the public, finding out how many homes are actually for sale in Terravita has gotten a bit complicated these days. And Now a Brief Update . . .
After a dismal December and first half of January, Terravita had a good number of homes go under contract in the latter part of the month. We should feel optomistic about the upcoming Super Season.

Existing Home Sales Rebound in December
The National Association of Realtors (NAR) just released their latest Existing Home Sales Report on Friday. Sales of existing homes rose by the largest increase ever recorded as they rebounded 14.7% over November’s numbers and now stand at 7.7% higher than a year ago.
While this is great news for the housing market, let’s take a look at one of the main reasons why there was such a large increase in sales. As we explained last month, the implementation of the “Know Before You Owe” (TRID) initiative delayed some closings, pushing a portion of November’s would-be transactions to close in December.
“December’s rebound in sales is reason for cautious optimism that the work to prepare for ‘Know Before You Owe’ is paying off,” says NAR President Tom Salomone.
Lawrence Yun, NAR’s Chief Economist, had this to say about the surge in December sales:
“While the carryover of November’s delayed transactions into December contributed greatly to the sharp increase, the overall pace taken together indicates sales these last two months maintained the healthy level of activity seen in most of 2015. Additionally, the prospect of higher mortgage rates in coming months and warm November and December weather allowed more homes to close before the end of the year.”
The most important realization to come out of the report is the fact that inventory of existing homes for sale dropped dramatically from a 5.1-month supply in November to the lowest figure since January 2005, at a 3.9-month supply.
A normal market, where prices rise with inflation, is defined as having a 6-7-month supply of homes for sale. As you can see in the chart below, inventory levels in 2015 were at or below a 5.2-month supply for the entire year.
If inventory levels do not recover, this could be a challenge for sales moving forward as buyer demand remains strong and competition for the homes that are on the market continues to rise.
National inventory levels are at a 10 year low, but we aren’t seeing inventory levels as low locally. Terravita’s inventory is quite low compared to other years, and if you are considering listing your home for sale in 2016, now is the time. Listing your home for sale before the busy spring buying season will give you the most exposure to buyers and allow you to get the best price for your home.

The Agent You Choose Matters!
I had an interesting email exchange this week that I thought you might find informative, and could save you or someone you know a lot of money.
A Canadian owner who bought a Terravita home a few years ago emailed me asking me to give him an idea of the value of his home as he is planning on selling it later this year. He was considerate enough to mention that he had a good experience with the agent who represented him when he bought the home, and would likely use the same agent to help sell it. I told him that I appreciated not only his forthrightness in telling me that, but also his loyalty to an agent who had served him well. What he may not realize, though, is that using the same agent to list his home could cost him tens of thousands of dollars in his potential sales price, and may not be the most cost-effective expression of his gratitude.
The reason I can guarantee that our sellers will sell above the market value is that the agent who represents you really will affect your results. Our above market guarantee isn’t a risky bet – it’s a slam dunk. Let’s look at 2015 as an example:
THE AGENT YOU CHOOSE MATTERS!
As you can see above, in 2015, my seller’s sales prices averaged $66,000 more than the average of all the other agents who sold a home in Terravita. In case you are wondering if perhaps I just sold larger homes than the other agents, please note that on a price-per-foot basis my average was $53,000 higher. At either of those rates, the gentleman who emailed me could spend $10,000 to send his buyers’ agent to Hawaii to show his gratitude, sell his home with me, and still come out way ahead!
It is much more common to see sellers care less about who they hire to list their home in good markets – when homes are selling – than bad ones. In good markets people know their home will probably sell so they feel it doesn’t really matter who lists the home. That makes them comfortable listing their home with their brother-in law, or their neighbor, or maybe just whomever will charge them the lowest commission. In a sense they are right – the home may sell – but as you can see in the charts above it may be a much lower price.
In bad markets, like in 2006 after the real estate bust, sellers think more clearly and say things like:
“Look, I know you’re my brother-in-law and you have a real estate license but this market is tough. I need a professional.”
In 2015 my listings sold over 12% higher than the average for other agents in Terravita. How much of a discount would the agent have to give to have that make sense for the seller from a financial standpoint?
Helping out a family member, neighbor, or friend is great. But business is business. And sometimes what seems like a deal is not a deal at all. If you are thinking of selling, give us a call and let me show you why.
