The Terravita real estate market has reached half time and at this point, the score is a mixed bag. I will get the actual mid-year stats out to you soon, but for now you should know that it has been a very interesting year. There is good news and not so great news.

People always like to start with the bad first, so the not so great news is that when you compare the number of homes sold in the first 6 months of 2013 to the number sold in 2014, the number is down significantly. Around 35% lower and that is also about 35% lower than in 2012.

The good news is when you compare the same period this year to last, the average price per foot increased by about 15% this year!  That is really impressive when you factor in that valley wide demand for homes dropped at almost unprecedented levels last fall. When demand drops, so should price. But Terravita has a number of reasons why that doesn’t necessarily happen, the largest being that it is still the best value in North Scottsdale!
