Happy Friday and Happy Fourth of July Weekend!
June brought the expected "downs" to the Terravita Real Estate Market. Predictably, there is a strong inverse correlation between our temperature readings and our real estate activity. As the thermometer readings move UP to the 100 degree levels, foot traffic, sales, and average price per foot, tend to move DOWN. Inventory also drops as agents like me take their listings off of the market to wait for the better days (or should I say better temperatures) of fall.
If those downs sound like bad news take heart though - we have great news. As I have been saying all year, Terravita has had an outstanding sales year so far. The half year sales numbers are in, and they are exceptional.
According to the Arizona Regional MLS Terravita had 48 homes close escrow during the first 6 months of 2010. How good is of a number is that? Well, given that we have averaged just 65 sales a year since the market shift 48 would seem a very good number indeed. Perhaps a better way to give you a perspective is to point out that by this time last year Terravita had just 31 homes close escrow. That is a 55% improvement!
So be happy and enjoy what is one of our most important holidays. I encourage us all to take at least a brief moment to reflect on the amazing gift our founding father's created for all of us, and remember our role in protecting and preserving it.
