October 1, 2014 Terravita Market Update


Change Is in the Air

October 1st always means change to me. The monsoon season is officially over, mornings are finally cooler (I actually had to wear a sweatshirt on my bike this morning!), the golf courses change from summer to winter grass, and the Terravita selling season begins again! All good things.

I sense some changes are coming in the real estate markets too. In the largest picture, the latest Existing-Home Sales Report from the National Association of Realtors revealed that sales decreased 1.8% in August. Some feel that is a pretty big deal. Me… not so much.

On the more local level, the greater Phoenix market is still showing the drop in demand that began last August. The unusual part is that there has been no resulting large increase in inventory. In fact, there were fewer listings added in August than in any August since 2001.

And I believe change is coming to the Terravita real estate market also. So next month I will host an event to discuss these changes with anyone interested.  For now though, year to date the Terravita closings are down one third from last year (81 in 2013 versus 55 in 2014) but prices are still holding their own. Inventory is still quite low but will certainly pick up as we move further into the season.

Change is usually good, but sometimes we need to react to these changes in advance.
